Back about ten years ago when the Barnett shale was hot Chesapeake was leasing up land around Fort Worth. They were offering close to $20,000 an acre. A group of landowners banded together and got one of these people (no idea which one) to negotiate them a higher rate. It went back and forth for months and I think they got them to agree to a few thousand more per acre. Anyway by the time all this back and forth was finished the prices crashed and Chesapeake decided they no longer wanted the acreage. These people could have have had close to 20k per acre in hand but they ended up with zero over wanting a little more.

Not at all saying this your situation but this story always makes me think.
