I guess I was doing both. I have bought ground that would cash flow and looked like a good investment in the late 80's and 90's, and I have bought a lot of ground that didn't. It's all an investment, it's what is going to take care of my wife and I when we retire. I would buy ground tomorrow if the right farm came up for sale that wouldn't look like a good investment on paper. In 20 years looking back it may look like a good investment or it may not, my guess is it will.
