I was wondering if anybody knew of a good 50/50 crop share agreement form that could be downloaded for a lease to use. I am going to be crop sharing with my father in law and just wanted something simple to fill in the blanks and sign. We plan on splitting all inputs in half, I provide all labor and equipment. He provides the land. We split the grain 50/50. Probably haul all over the scale in town or dry in bin then haul to town and split.
I've done this for years just as you stated above as far as how to handle expenses. In Nebraska you don't need a lease. The verbal holds up. Must be notified prior to September 1st if changing tennants.
As for the comments on getting ripped off.....some of you guys must be ripping off your landlord. The idea of rent AND/OR crop share is for the land Lord and farmer to net an equal share. 50/50 or 60/40 (farmer pays all the seed) does this better than any other way (remember, your providing machinery and labor but he's paying the property taxes). It also promotes communication between landlord and farmer fostering excellent lifelong relationships. It makes it possible for the farmer to borrow less money or need less capital up front because the expenses are split in half. If your a young farmer your banker will love your 50/50 lease due to the smaller economic risk compared to cash rent and flex leases.
