The next potential problem is being your own builder. This never goes well. It will be the first house you ever built. Bids won't be right. Subcontractors will modify and cut corners because they are not being directed by an experienced builder..............................


Having experience with architects, I have to disagree with the first part- to a point. Architects are more into aesthetics than practicality. Just my experience. They certainly come up with a nice finished product, but not always practical.

Having experience with builders, I totally agree with the second part- "mostly".
Not sure I agree with the statement that subs cut corners intentionally. If they don't have complete and thorough plans and specs, they have to guess, if they are at the stage of construction that HAS to be done NOW, but can't get immediate clarification.
All above is IMO, though.
