Get Chlorothalonil as a good protectant. Spend the extra money for the Bravo Weatherstik, it's worth it with the extra surfactants in it. If you start getting mildew (powdery not downy) mix some baking soda with it. We use a cannon sprayer now but have used boom sprayers in the past.
