I get a kick out of tenants that start out cash renting ground then after a year or two go to the LL and p--- and moan how though it is and cannot make any money and eventually get the LL to go to 50-50.

another one is, guys will farm the ground out, let it go, then after a few years of letting somebody else build it back up. rent the property back then start PMSing again.
