Add 5 gallon of ATS to your sidedress and Drop the Dry for 2 years and use those dollars on tile IMO. Your first sentence tells me what is most likely your limiting factor
You are 100% right on tile.
We have gridded some of our worst ground and it became our best in a couple years,,,
however rented ground and tile is a dangerous mix.
