A couple ways to determine what a farm is worth (cash grain) is to either take its APH, and for every ten bushels of APH, take times 340. That's at today's corn price of around $3.60. That will get you in the ballpark for what you SHOULD pay. The other is to take APH times current corn price, times around 9 1/2. If you start paying more than these 2 formulas, well you best have a good income source to heavily subsidize it.
The minimum bid on most farms here is $8000.
225 APH x $3.60=$810 x9.5 = $7695
Here that wouldn't get you in the door.
that certainly is probably true, but doesn't make it right. The last three farms I've purchased have all fallen at or beneath the formula I mentioned above. I guess I'm a disciplined buyer.
