niobrara nebraska | I've heard/seen the same thing. Guys are selling irrigated quarters that are sand with 40-60 dollars an acre tax for around 6-7k and going anywhere but Nebraska to 1031 into farmland. No irrigation headaches and hopefully the same yield potential so they are headed to iowa/illnois. Granted they won't trade dollar for dollar, acre for acre. But considering they are selling land that has very little potential if/when water restrictions are placed by the state it is a no brainer. | |
