Timing is EVERYTHING.
Buying land is always a gamble.
Poor timing will destroy the best plan, great timing will make a bad plan look genius.
Bottom line is you need land if your going to farm. Cash flowing land is a pipe dream, dosent matter if your buying at historic highs or lows as long as you can make it work for your operation.
