Talk to Your builder. If it is built at the same time, the steel that would have been used on the wall will be used on the lean to wall, so just the frame of the lean to and labor would be the extra cost. But one thing I like about a lean too-- it gives the sidewall a little more insulation from less of a big block catching the wind. The extra roof area will give some angle for wind to deflect it instead of a flat surface to catch it. Also, it would help to support the building more to keep it from racking.
