dittfarms - 2/29/2016 17:36 Talked to a farmer at the elevator today. He bid $275/ac to rent some land outside of fergus falls and did not get it being the bid was to low. He seemed a little bummed. I said you are lucky, it's gonna take a 100 bushels just to pay the rent. It was not that long ago that they could only grow 120 bushels an acre in that area. Definitely some people are wayyyy more optimistic than I... Guess I should have offered him some of my ground. Could go either way . .. . . pay the full $275 if prices allow or like the 80's - be happy the landowner received the first half rent and got the $137.50 . . . . . . .. That was the going operative in the 80's . . . . worse yet were those landowners that carried the rent till fall and never got anything ~ there were a few that got really screwed over. Of course, the renter could file bankruptcy and have the court cut the rental rate by half or more ? That's always possible. Go out and rent all kinds of land for 3-5 yrs and renegotiate the rental rate in bankruptcy courts ? |
