I think everyone has that one or two pieces of land where you would throw out your formula and bid what you could to own it.
I know that there are 2 maybe 3 pieces that would fall into that category for our operation. Its just that what I could bid to own it still wouldn't get it done.
Honestly, that is what drives the crazy land sale prices in this area. There are enough guys with hogs and cattle that would really like to have that piece of land that comes up for sale within half a mile of the manure pile/pit. Often the two guys bidding against each other both fit into that category.
Which completely debunks the idea that CAFO's negatively affect land values.
