I would offer a ten year agreement on the tile, you pay for cost of tile and to install. Landlord gets 10% credit against cost of tile for each year you farm it. Rent is year @ a time. Would explain to the landlord for example after 5 years you are no longer farming the ground and a they got a new tenant. Have the new tenant pay the 5 years of tile cost up front , instead of the landlord paying you out of his pocket.
