Crop ground in the US will never go unplanted to something. It will have a crop of some revenue on it. Its the difference between crop prices that will determine the mix. You have to plant something to get insurance or take Preventive Plant. Cash rent is not tied to the value of land it is tied to the value of the crop.


Around here land is way over valued compared to crops we grow on it. Every body and their 2 dogs wants to retire here making our land expensive for farming. We pay according to crop prices or else our rent would be over a $100/ year. I have never seen a piece go unplanted except for the guys who don't have a clue on what they are doing. Average rents are $40-100 per year per acre.

My retirement plan is to be selling lots for housing, so I plant trees to make the land look more attractive for housing. I also have fields that will never get developed, so those get farmed. Now if my kids wanna farm I guess I won't get to retire, so be it.
