We are meeting with some friends/clients about land in Australia. Get away from the US bubble... (but not recommending that to you)

Would push you towards a solid Multi Family group and invest with them... 8% preferred vs what 2.5% land rent. and you can actually have a solid cash flow/debt servicing investment...

I wouldn't deal with US land unless you can easily rent for 5% yield because the ROI isn't worth dealing with in my opinion.
