nebraska | I used to have a deal like that where a 40 out of a 200 I rent is dryland. I rent at dryland rate and paid neighbor to run his pivot on 40. Quarter has landlords well and pivot, pay irrigated rent on that. Neighbor has since added another pivot on his well to water an 80 in addition to his 120, so he stopped watering my rented 40(too many acres for one well).
In your scenario,if someone else rented and put well and pivot on his 80, you'll probably have to match whatever they're willing to pay for rent. Depending on costs for well and pivot in your area, rent should probably be 50 to 80 an acre less than going rate for irrigated land. | |
