We have switched all rented ground to variable three to five years ago, when things were good. All land lords seem happy, even as prices and there fore rents go down. Boy, are we glad that we were able to get that done, Sure makes life easier with the prices to day. There are set at 25% of the AHP times spring price and 35% of any thing over APH times fall price. We also do tile and do dirt work for them as part of the rent. Most farms require some dirt work every year, lately, due to the extra heavy spring rains, IE, water way repair and we try, each year we try to replace some of the water ways with terraces. So, we are always working on some thing.

Son rents one farm, that when he started renting it, was 175 acres in 15 fields, none square, with water ways cutting through all the fields. We are now over half done. About 50 stand pipes and terraces, removed 5 miles of fence, When done, it will be in two fields with around 100 stand pipes. Terraces will be sequenced at 120 feet and all parallel to each other. NO cost share money, because they want to make as big of a mess with angles and point rows as we are cleaning up. Takes a little more time and dirt movement, but sure makes life more enjoyable.
