Nebraska aka the boondocks | In highly competitive areas the rents are not moving much. For one, you have firms like Farmers National, they aren't budging. they have several pieces in an area and know that if one won't pay another of their tenants will, or one of the many guys on their "list." Here in good ole Nebraska we have property taxes higher, up to $100 per acre, than many places pay in rent. People talk about Farmer's and their living expense, well that goes both ways, the LL also has expenses, and maybe they have "adjusted" their lifestyles also, to the upside or maybe they now have a Pivot payment to make on their land. And finally in the high priced land market, the landlord in many cases will say, " then I will just sell it." There is no way rent is going back to where it was here, maybe that means no equipment for ten years, no pivots for 10 years, my pickups will rust to the ground etc., but the rent is not going back to where it was. |
