You can make the down payment on the neighbors farm without any working capital if you have positive cash flow and equity. Mortgage a paid for farm to get the down payment. If you want to you could sell a farm that isn't as good or farther away. I borrowed a lot of money when I was younger without much working capital. I had a good net worth and postive cash flow. I actually remember buying some farms when I didn't have hardly any working capital. My net worth was going up every year, and I had never missed any payments and had positive cash flow however.
