Looks like a trophy farm. So it will depend on who has been waiting decades to buy this. Old money with deep pockets that thinks land is better than cash will take this to $10k, $11k, $12k. Just depends on how deep those pockets are.
If this is in a less competitive area, then my best guess is $8,500.
