Using your argument you could also bid up the future chance of selling a utility easement or some other type of ROW easement coming from the land, but if those entities aren't bidding would you bid extra on that chance?


If you knew for sure you could sell the easement and it wouldn't devalue the land, why not?

How about if you knew an undesirable easement would be forced, by your argument would you go ahead and bid full farmland price anyway?
