l see farms in my neighborhood owned by land companies from east coast that have been mined for years by custom operates in a hurry to move on. That leaves no room for beginners.


I'd say the opposite is true. There is your 'in'. Go talk to whomever manages them, explain why your going to do XYZ to improve their land, profitability, etc. Not everyone wants to rent to the BTO, and least here. You'd better be prepared to match or beat what they are paying for rent, but some owners like to rent to a smaller guy they can communicate with easier.

If they don't care, and are only looking at the bottom line, jump in line with the rest of the custom operators and go to raping and pillaging the land. They wouldn't be doing it if they aren't making money at it.
