What is the reasoning behind these being for sale. These do not sound like forced sales if they have been listed that long.
In the 80's here, leverage amount had as much to do with the down turn as interest rates did. Families buying and financing 50-100% of their prior land holdings was what got people into trouble. Many people only owning 80-160 acres went out and bought the 80 next door. This put them into a very precarious position whenever any hit to working capital and cash flow occurred. So instead of the standard 5-10 paid for acres supporting sales nowadays, people were faced with only 1-2 paid for acres to support their purchase in the late 70's and early 80's.
