IMO small bubble from 04-08 was influenced by the 1031 trades in that time period, kinda makes me wonder why nobody brings in historical income tax rates into the equation.

Income tax rate history would make it more undercapitalized today

Probably another risk though is property tax exposure, when urban folks in Illinois pay roughly 2% value of home in property tax, good farmland approximately 0.10-0.25% jealousy sets in
