When looking back @ land values from 1970- 2015. Current ave farmland price are the most undervalued vs the capitalized value since 1970. These two values will come together @ some point, either by higher land prices, lower rents, higher int rates or a combination of the three. Capitalized farm value is about 35% higher than ave farmland price, way things currently look.



Maybe that's accounting for income taxes?
