Great idea. Think small, get your feet wet and expect to make some mistakes and learn from it. Then you'll fail better the next time. The key is surviving your mistakes on a smaller scale so that you can live to play another day. Better is better before bigger is better. Too many BTOs try to cover their mistakes with volume.
