+1. If you know anything about farmland, who needs a realtor. You could just call the neighbors or conduct your own private auction which has been done on occasion. Heard of a deal a few months ago where the guy wanted to sell his 40 acres. He called his farm mgr and they sent out bid packets to 10 neighbors; only 6 or 7 sent a bid back. Range was $6,500/acre - $13,000.
