Iowa | They were losses - but the 8% average annual return takes that into account. Annual gains were in the 15-25% on some funds in the last several years. The funds I'm invested in have all been around 10+ years IIRC and their average annual rate of return since inception is mostly between 9 and 10%. That includes losses. So in my investing lifetime 8% is conservative. But the best part is, even at 4% I would still be money ahead by investing vs. paying off the mortgage. I've run the calculations.
