I think a fair lease is something that offers flexibility in volatile times like now. Idk your landlord, but it seems that a lot of people are converting over to a variable cash rent lease. You and LL agree on a cash rent floor but there are bonuses tied to gross revenue. 30% bonus seems reasonable to me.
Example:
Base cash rent of $200
Yield of 195 x $3.95 = $770.25
$770.25 x 30% = $231 rent

Just an example, please don't criticize for numbers used. Some people are only worried about receiving the most rent possible so this won't work for everyone.
