IF he is a honest,reliable dependable guy maybe you can work the rent out over a few yrs. and assuming when he did really good some years he shared some of the windfalls with you.
For all involved in cash rent deals -LL & tenant all rent should be paid 100% in spring. Good for LL as he has the cash and good for tenant as he knows he does not have too harvest/ sell crop by certain date too meet rental obligations. It is hard on larger farms too get out of operating loan syndrome but when you can start financing your own inputs/rents then you don't have too give bank/co-op ,ect. your crop in the fall and start over next year.
