Figure out what price you can/want to pay and buy it.
I bought a place from a couple going through divorce. They were really messed up. He wanted 400k and she would have given it away just to hurt him. I made them an offer I felt was honestly fair. He was really insulted and mad. She had her lawyer tell him to accept it or else. I raised my price by 5,000 and he took it. He's still mad about it. But it was a fair price.
