It sounds to me like you're way beyond the point where I would have stopped taking care of things for free.
Buy it if you want. Otherwise send them a nice note saying that it's time that everyone part ways. IMO you've done too much casually and for free to be able to transition to some professional (paid) role in the real estate transaction now.
