I just built a 40x50x12. Did it all myself with the help of a few friends. Used ICFs for a 16" stemwall. (2) 10x10 OH doors, one walk door, and 5 windows. 2' overhangs all the way around. 18x18 covered porch that wraps around a corner. Floor heat, floor drain, bathroom, utility room.

I haven't figured everything to the penny yet, but I've got between 40-45k in materials.

Lots of hours spent building. Mine was stick built with 2x6s. I recommend it, even for taller walls. I then netted the walls and blew fiberglass in the walls. I also recommend that. I blew cellulose in the attic to R60. I have steel ceiling, and OSB walls.
