5% on land?!!! WTF! Land has been so high lately that the seller can actually negotiate the typical 3-5% commission that they usually charge down to 1 or 2%,now they want to rape the buyer instead! That would completely turn me away from any land sale, they shouldn't be even thinking about doing something like that on land.
What do you consider a reasonable auction buyer's premium ?
