You are a savvy fella... yes for that point in time. That's why I mention in my OP that comps beyond 2-3 months old are to old. By then the market has moved up or down and it would require another auction to price it. That said... if you needed to price it for a reason other than sale its hard to have an auction and an appraisal is the only method available.
