You need a good outlet first. Even new tile will fill up with dirt if they do not have a good outlet. I also have not seen clay tile that were put in to far apart although yours may be. They seem to swell and get tight on there own. If the clay tile are that old I would probably just start over. Cannot stress enough that you need a good outlet that is sized correctly.
