talk to your tax man, but i would go and find the parcel of land you want and then tell them you will trade with you putting a value on the property which puts it where your tax man says it should be. a realator is not what you need, you already have the buyer, you need a good tax man and lawyer. email me and i will put you in contact with who i use. good luck
