I think trend line yields are an average. Some years we are below trend and some we are above trend, It is an average so we should hit trend on an average year and above trend on a good year. I think we have had so many years below trend lately that guys forget that we can get above trend line yields. If we have average weather the next couple of years and hit trend line yields these prices could stick around for away.
