Its just the opposite here. The combined portion almost always out yields the appraised portion. I saw it in 12 and am seeing it a lot this year. I know of a field this year that was appraised at 130 and when the guy combined the part of the field he didn't chop it made 170. I knew the appraisal was low when he told me what they appraised it at.
