The reality is that bins are specific use depreciating assets and to detach them from the real estate is expensive. At the same time, most bankers never say anything to you about things such as this. They take your number and then do their own analysis applying discounts to your valuations to arrive at their own version of net worth. IMHO you have to take things that outsiders say about your operations with a grain of salt. They likely have no idea, or in some cases need to know, all the details of your operation. Outside advisers/associates should also learn to choose their words carefully sometimes as well. To me it doesn't matter too much what they think. It only matters to me if it works or not. If they say I don't have enough collateral for the loan then I need to find another way or another banker.
