I think the top is off the land market, but that has to do with the prices. The weather is spotty....we have just been lucky enough to get nailed by everything the last three years....lots of guys were selling 170 bpa at $7...we were well, well into crop insurance both 12 and 13.....
Some just sold south of me for 9750. Some more closed a month ago for 10700.
