Yes sir, not much to complain about, north central iowa is a tough place to buy land compared to here. Our yields r more variable than yours, but we have some land that prolly will yield within 10-20 bushel an acre on a 10 year average of central IA land that is $4,000 an acre less than yours. That helps A LOT! My brother and I started buying land and leveraging heavily 14 years ago and we had a friendly banker at that time and we worked our tails off......the harder we worked the luckier we got!! At that time you could buy land and the cash rent opportunity cost could actually cash flow the farm on 20 year notes. "Timing" is everything. We have done some smart things and some dumb things along the way.....live and learn right. But don't cry over lost opportunities.....go look for more of them instead!!

What is good ground selling for up in NCIA currently?
