If you get a windfall from good crop or good prices you might have to pay up to 50% of your windfall in taxes (top end) and then pay down your notes, that sure slows down the process. Being born into land or marrying it, is much easier. I am in the slowing down mode of life, so in the last ten years, have just buying land and tile, and maybe a new car to take to Texas.
