NC Iowa | i would get or rent a decent paint sprayer and get a good quality scrubable white latex paint. it will take two coats and you will save a lot of time even with the masking. you can always stay a little ways away from thing too and tough up with a brush or roller. i only used oil based paint once in a sprayer and the cleanup was a real ordeal.
