Probably 40 to 50 K per acre.  Water determines everything, except when the politicians get involved.  Land zoned ag is really only waiting to be converted to residential, and when the time comes the deciding votes always seem to be there.  It's sad, but this land is owned by Actus, which leases it to Monsanto, which has created a few small ag parks inside of the parcel to create good publicity.  Actus will eventually convert it all to military housing, as they take advantage of a loophole that exempts them from zoning to do that.  Sprawl is fast closing in on creating such a stranglehold on Oahu that it will soon be known as a place that used to be worth visiting but now is not worth going to.
