Sometimes I wonder if people (me in this case) get so used to land prices they forget what its worth. So, I'm curious what everyone thinks land should "actually" be worth under these circumstances. Hopefully this might help me make some smart decisions on a piece of ground for sale.

This would be dryland cereal grains in a multi crop rotation. I am purposely going to make this vague so we don't get to carried away with the details. Lets say that an acre of ground can gross $165 and of that a little over half is spent in expenses. So how about we say $80 of that come's back to the farmer.

Other value's: Good location compared to current operation, this is starting to become the land of "hobby ranches" residential value is only going up.

With this info what do you think a fair acre price is based on your opinion or experience. Just as a reference land has sold anywhere from $450-$1100 here over the last few years.
