You need to figure what cost you'll incur in having your cover crop research area disrupted, cost to attempt to reestablish, etc, and present that as part of the compensation. There should also be costs tagged to the impact of tearing up your long term no-till farmland and getting it reestablished.

Very good advice that others have given to limit the size of the pipe line, numbers of pipe lines, and prohibiting any other utility/business coming in later to use the easement and not pay for it. Same with marking/fencing off the easement area so those limits are followed, and very obvious if they aren't.

Pipe lines I've been around need to have above-ground valves, etc with protective fencing, along with electric towers, etc every so many miles. You need to prohibit any of that in your easement, unless additional payment is made for each specific above ground location. All that stuff with be there forever for you to put up with, and they'll be accessing those locations frequently.
