We had one go through our property about 7 years ago, and I rue the day we let them. I knew what would happen, but it was on some rented ground my Uncles own, so really didn't have much choice, except to try as get as much in damages than we could. We didn't get enough, for sure! First, this was on notil ground and I didn't want them messing up my soil structure I had built up, but it did happen anyway. Worst thing, I knew the ditchline would settle, and it did, so now we have a little depression we have to drive over each time we are in the field for any type of field work. After the fact, Ive learned there are leases that are pro-rated over several years. I would shoot for pro-rated payments, and have something where they need to come back and level the ground up, after the dirt all settles, years down the road. Good Luck,
