Like any said before, get a good lawyer. Also, find out the service life of the line. Then, 'rent' them your ground. Lot better to receive a yearly rent payment, with cost of living increases, vs a larger lump sum.

Below is a picture of a quarter I've custom harvested the last 5 years or so - the line is VERY noticeable in the field - as a rentor, they're in charge of repairing cave in's as well. EDIT - line was installed in 81'ish.

Good luck - look at this as an opportunity to make some $. Yes, it comes with headache, but if you go in with the right attitude, it can be a huge win-win for people.

My expirence comes from living in western NoDak (oil play going on here) and my father is actually a Landman for an oil company, ie, the people you'll be dealing with, he's one of 'them.'
